How Much Does Bond Cleaning Cost?
Prices depend on your location, the size and condition of the property and any extras such as carpet steam cleaning.

Getting your bond back in the ACT
- The standard: leave the property in substantially the same state of cleanliness and condition as at the start of the tenancy, fair wear and tear excepted. The final inspection compares it with the condition report from the start.
- Professional cleaning: you are not required to use professional cleaners. Professional carpet cleaning can only be required if your lease says so and the carpets were professionally cleaned at the start of the tenancy.
- The bond: it is held by the ACT Revenue Office (Rental Bonds), not your landlord. After the tenancy ends, the refund is requested through the Rental Bonds portal.
Before you book, check your lease for cleaning terms and look through your ingoing condition report, so you know what the inspection will be compared against.

Access, keys, power and rubbish
- Power and water must be connected and available at the property for cleaning.
- We coordinate access and key handover with you: collecting keys from your real estate agent or meeting you at the property, as arranged when you book.
- Add gate or building codes, parking and anything about pets in the booking form’s instructions field.
- Clear out rubbish and unwanted furniture before the clean. Canberra households can book one free bulky waste collection of up to 2 cubic metres each financial year, and bookings close 14 days before the collection date, so check dates as soon as you know when you are moving. - Moving truck: if your removalist van is not a goods-carrying vehicle, it needs a permit to park in a loading zone.

Planning your end of lease clean in Canberra
A few things make the clean and the final inspection go more smoothly:
- Book the clean for after the furniture is out. Cleaners need empty rooms to reach skirting boards, floors and the insides of wardrobes, so the best time is once the removalists have gone and before you return the keys.
- Leave a little time before the inspection. If your agent or landlord notices something, it is easier to fix while you still have access to the property.
- Keep the power and water on. Both must be connected on the day of the clean, so check the dates before you arrange disconnection.
- Take dated photos. Photos after the clean, alongside your condition report from the start of the tenancy, are useful evidence if anything is questioned later.
- Add carpet cleaning in the same booking if you need it. Check your lease and condition report first; it is not always required (see below).

What our clients say
Google reviews of Best Local Cleaners, shown as written by the reviewers.
Houses, townhouses and apartments: moving out across Canberra and Queanbeyan
In the ABS 2021 Census, the Canberra – Queanbeyan urban area had 182,655 occupied private dwellings. About 63% were separate houses, about 17% were semi-detached, terrace or townhouses, and about 19% were flats or apartments. Around 31% of those homes were rented.
Among rented homes the mix was different: about 36% were flats or apartments and about 40% were separate houses. So whichever district you are leaving, the checklist has to work for a one-bedroom unit as well as a family house with a garage.
Leaving an apartment
More than half of the area’s flats and apartments were in blocks of four or more storeys. If you are moving out of one, check your building’s rules on lift bookings, loading bays and visitor parking, and put gate codes, parking notes and the unit number in the booking form’s instructions field so the cleaners can get in on the day.
Leaving a house or townhouse
More rooms, stairs and a garage mean a longer clean. Enter your bedrooms and bathrooms in the booking form and you see the price for your home before you book. Add balcony, blinds or carpet steam cleaning only if your lease or ingoing condition report calls for them.
Canberra’s soft water and the bathroom
Icon Water defines Canberra’s water as soft, at approximately 43 mg/L of calcium carbonate (based on 2021–22 data), and notes that hard water is more likely to cause scaling. Shower screens, tiles and taps are still on every end of lease clean, and sinks and taps are cleaned and dry-buffed before the inspection.

Clearing out before your Canberra exit clean: chemicals, reusables and mattresses
The free bulky waste collection is covered above. Emptying the laundry cupboard and the spare room usually leaves a few other things that don’t belong in a household bin, and ACT City Services has a place for each of them:
- Old cleaning products, aerosols and paint: small quantities of household hazardous waste, including household cleaning agents, can be dropped off free of charge at the Mugga Lane and Mitchell Resource Management Centres. Limits apply, for example a maximum of 20 litres of a single substance.
- Reusable items: the Goodies Junction reuse shops at the Mitchell and Mugga Lane Resource Management Centres, run by Vinnies, take drop-offs of reusable items in acceptable condition.
- Mattresses: they cannot go to landfill in the ACT and must be recycled through Soft Landing. Fees apply, including when a mattress is taken to the Mitchell or Hume centres.
- Extra recycling: boxes and containers can go to the free recycling drop-off centres across Canberra; polystyrene, soft plastics and landfill waste are not accepted there.
With the rooms clear, book the clean and keep your bond paperwork handy. Our ACT lease cleaning guide walks through the rest of the move-out.

End of lease cleaning in Canberra: questions
How much does an end of lease clean cost in Canberra?
End of lease cleaning in Canberra starts from $249.40 for a 1-bedroom, 1-bathroom property. Larger homes and extras such as carpet steam cleaning add to the price, and the booking form shows the price for your address before you book.
Do you do vacate and exit cleaning in Queanbeyan too?
Yes. Vacate, exit and bond cleaning are the same end of lease clean, with the same checklist, in Canberra and Queanbeyan. Queanbeyan is in NSW, so NSW tenancy rules apply there; see end of lease cleaning in Queanbeyan.
What do I do with leftover cleaning chemicals when moving out in Canberra?
Small quantities of household hazardous waste, including household cleaning agents and aerosols, can be dropped off free of charge at the Mugga Lane and Mitchell Resource Management Centres, within the limits on the City Services hazardous waste page. You don’t need to leave products for us: our cleaners bring their own.
What does an end of lease clean include?
Every room on the checklist above: kitchen and oven, bathrooms, bedrooms, living areas, laundry and garage sweep. Balconies, blinds, carpet steam cleaning, external windows, grout, fridge, garage clean-up and wall washing are optional extras you can add. Ask us if you are unsure.
Do I have to get the carpets professionally cleaned when I leave a rental in Canberra?
Not always. In the ACT you do not have to use professional cleaners at the end of a tenancy; professional carpet cleaning can only be required if your lease says so and the carpets were professionally cleaned at the start of the tenancy (The Renting Book). Check your lease and ingoing condition report. If you need it, add carpet steam cleaning to your booking.
How long does an end of lease clean take?
A 1-bedroom, 1-bathroom property starts from about 3 cleaning hours. Every home is different: larger homes, heavy build-up and extras such as carpet steam cleaning take longer. The booking form shows the estimated time and price for your property.
Do I need to be there during the clean?
No. We coordinate access and key handover with you, including collecting keys from your agent or meeting you at the property, as arranged when you book.
What if my agent spots something after the clean?
Let us know within 72 hours of your clean and we’ll come back and re-clean those areas free. Terms apply.
Do I need to supply cleaning products?
No. Our cleaners bring their own products and equipment. If particular products must be used (for example on a septic system), tell us when you book.
How far ahead should I book?
As soon as you know your moving and inspection dates. Booking early gives you more choice of dates; the booking form shows what is available for your address.
