- Professional cleaning: you don’t have to use professional cleaners. Professional carpet cleaning can only be required if your lease says so and your landlord can show the carpets were professionally cleaned at the start of the tenancy.
- Pets: if your landlord agreed to a pet with reasonable conditions about cleaning or maintenance, check and meet those conditions. ACT law has no blanket rule that pet owners must fumigate.
- Condition reports: the ingoing and outgoing condition reports are the main evidence of how the property should be left, so compare them before you hand back the keys.
- Bond: deductions are agreed between you and your landlord or, if disputed, decided by the ACT Civil and Administrative Tribunal (ACAT). No cleaning service can guarantee the bond outcome.
