End of lease, bond or vacate cleaning: one service

Leases and agents use different names (end of lease, bond, vacate, move-out or exit cleaning) for the same job: a thorough clean of the whole property before you hand back the keys. The checklist below is what every end of lease clean includes, whatever your lease calls it.

Moving out of a rental in Mitcham

Mitcham is in the area of Whitehorse City Council (03 9262 6333).

  • Bin collection days depend on your address: use the council’s bin day lookup.
  • Book hard waste early, before the clean and key handover; the council’s booking rules and tips are on bins, hard waste and tips in Mitcham.
  • Not all apartments and unit developments have council bin collection; some have private collections with different arrangements, so check with your property manager or owners corporation.
  • In an apartment building, check with the building manager about booking the lift or loading bay and where contractors can park.
  • Whitehorse City Council issues short-term service permits that exempt tradespeople, removalists and similar services from timed parking restrictions for up to a month, for residents of affected streets.

Before your final inspection

In Victoria, renters must leave the property reasonably clean, with fair wear and tear excepted, and the condition report from the start of the agreement is the reference. Since 29 March 2021 a rental provider can only require professional cleaning at the end of the tenancy if the property was professionally cleaned immediately before you moved in and you were told, or if it is needed to return the property to its condition at the start, allowing for fair wear and tear. Carpet steam cleaning can be added to your end of lease clean in the same booking: see carpet cleaning in Mitcham.

If the bond is disputed

In Victoria, bonds are held by the Residential Tenancies Bond Authority (RTBA). If you and your rental provider don’t agree on a bond claim, either of you can apply to Rental Dispute Resolution Victoria (RDRV). RDRV asks the rental provider for evidence for any claim, reviews it with both of you and tries to reach a fair outcome; if there is no agreement, the dispute can go to VCAT for a decision. If you claim the bond from the RTBA yourself, the rental provider has 14 days to contest your claim by applying to RDRV or VCAT (Consumer Affairs Victoria). The evidence that matters is your condition report from the start of the tenancy, the outgoing inspection and dated photos.

Your moving-out timeline

  1. Book the clean once you know your moving date and the final inspection date.
  2. Book a hard waste (bulky waste) collection or arrange disposal for anything you are not taking: see bins, waste and tips in Mitcham.
  3. Move your belongings out. Cleaners need empty rooms to reach floors, skirting boards and the insides of cupboards.
  4. The end of lease clean. Keep the water and electricity connected: our cleaners need both.
  5. The final inspection with your agent or rental provider, against your entry condition report.
  6. Arrange for the utilities to be disconnected after the clean and the inspection.
  7. The bond refund: see how bonds are refunded in Victoria.

Access and keys

  • Access and keys: we coordinate access and key handover with you, including collecting keys from your real estate agent or meeting you at the property, as arranged when you book.
  • Codes, parking and pets: add gate or building codes, where to park and anything about pets in the booking form’s instructions field.
  • Your condition report: note anything it recorded (for example marks, carpets or the oven) in the instructions field, so we know what will be checked.

What affects the price

An end of lease clean starts from $249.40 for a 1-bedroom, 1-bathroom property, based on our current booking form. Larger properties need more time, and carpet steam cleaning and other extras are added to the price.

  • the number of hours, with a recommendation based on your bedrooms and bathrooms
  • carpet steam cleaning, if you add it (priced per room)
  • any optional extras you choose

The booking form shows your total before you send the request; your final quote depends on your property and requirements, and our team confirms it with you.

Bond Back Guarantee

Bond Back Guarantee: if a cleaning issue is reported within 72 hours of our cleaners leaving the property, we’ll return and re-clean the affected areas at no extra cost. Terms and conditions apply. The bond itself is decided between you and your rental provider, or by the tribunal if you can’t agree.

Planning your end of lease clean in Mitcham

A few things make the clean and the final inspection go more smoothly:

  • Book the clean for after the furniture is out. Cleaners need empty rooms to reach skirting boards, floors and the insides of wardrobes, so the best time is once the removalists have gone and before you return the keys.
  • Leave a little time before the inspection. If your agent or rental provider notices something, it is easier to fix while you still have access to the property.
  • Keep the power and water on. Both must be connected on the day of the clean, so check the dates before you arrange disconnection.
  • Take dated photos. Photos after the clean, alongside your condition report from the start of the tenancy, are useful evidence if anything is questioned later.
  • Add carpet cleaning in the same booking if you need it. Check your lease and condition report first; it is not always required (see below).

Rubbish and unwanted items before you move out

Arrange removal of rubbish and unwanted furniture before your end of lease clean and key handover. In Whitehorse, hard waste booked by 5 pm Wednesday is collected the following week, and it may take longer in busy times.

Getting your bond back in Mitcham

  • Refund: Victorian bonds are held by the Residential Tenancies Bond Authority (RTBA). When you and your rental provider agree, the RTBA usually repays the bond within one business day.
  • If it is disputed: a rental provider must start any claim within 14 days of the agreement ending and give you the evidence at least 3 business days before lodging it. Disputes go to Rental Dispute Resolution Victoria (RDRV) and, if not resolved, to VCAT.
  • Evidence that helps: your entry condition report, the final inspection and dated photos taken when you leave.
