Owners corporation rules and pets when you rent in Clayton

Moving through shared driveways and stairwells

With townhouses and flats making up most of Clayton’s homes in the renting figures on this page, many moves pass through common property run by an owners corporation. Consumer Affairs Victoria says owners corporations can make rules about the use of common property, including moving furniture and other objects through it where that affects other users. Rules can also cover the behaviour of owners, occupiers and guests on common property. Where an owners corporation hasn’t made its own rule on an item, the model rule applies.

Before moving day, ask your agent or the owners corporation manager how removalists should use the driveway, lift or stairs. For the clean, put gate codes, visitor parking and any building access notes in the booking form’s instructions field.

Cats, pet requests and pet hair

The City of Monash has a cat curfew that keeps cats inside or on their owner’s property from sunset or 7pm, whichever is later, until sunrise. Up to 2 cats can be kept on a property without an extra animal permit.

In a Victorian rental, Consumer Affairs Victoria explains that you need the rental provider’s permission for a pet, using one pet request form per animal. If they don’t respond within 14 days, you can keep the pet. Every renter must keep the property reasonably clean, and a breach of duty notice can require you to fix or pay for damage, which can include damage a pet causes. Monash’s recycling guide says animal hair and fur can go in the food and garden waste bin, so brushings and vacuumed fur don’t need to fill the landfill bin.

Old carpet, mattresses, paint and light globes

The City of Monash’s A to Z guide to recycling sorts the awkward items that turn up at the end of a lease:

  • old carpet and mattresses: the Monash Recycling and Waste Centre (costs apply) or a hard waste collection;
  • leftover paint: free disposal at the Monash Recycling and Waste Centre, or a participating Paintback store;
  • light globes: free disposal at the Monash Recycling and Waste Centre or the Monash Civic Centre.

Hard waste bookings, bin days and the centre’s opening hours are under bins, bulky waste and tips on this page.

Condensation and bathroom mould

The Better Health Channel’s mould and your health page lists condensation from cooking, showering and drying clothes as a source of indoor moisture. Its suggestions include running exhaust fans or opening windows while you shower, cook or run the dishwasher, wiping condensation off windows and shower glass, cleaning dryer lint filters and not leaving mattresses on the floor without airflow. Our end of lease checklist covers bathroom mould removal, though not ceiling mould.

We also clean in Mulgrave, Carnegie and Moorabbin. Every area is listed on our Melbourne cleaning services page.

Moving day in Clayton: parking, skips and unwanted furniture

Clayton is in the area of the City of Monash. Here’s what it publishes about moving day.

  • Monash doesn’t publish a moving-day parking permit. Occupying a road, laneway, footpath or nature strip uses its Occupy Roadway Permit.
  • Skips on Council land need a permit from an accredited supplier, with 2 days’ notice; they’re not allowed on arterial roads, and none is needed on private property.
  • Council suggests donating good furniture to charity and lists op shops in Monash.

In Victoria, it’s illegal to put e-waste in household rubbish, so take old electronics to an e-waste drop-off.
