Damp, mould and the move-out rules in Canberra, Queanbeyan, Melbourne and Geelong
Moving out of a home with a damp bathroom? Mould removal in the bathroom is on our standard checklist (ceiling mould is not included), and the rules on how you hand the property back depend on which side of the border you rent.
Canberra and Queanbeyan
The ACT Government says that before you leave, the property should be in the same state of cleanliness and repair as at the beginning of the tenancy, with some wear and tear excepted. You and your landlord inspect it together, and the purpose of that final inspection is to check the property against the condition report you signed when you moved in (ACT Government: ending a tenancy). For mould, ACT Health advises keeping bathrooms, cupboards and storage areas well ventilated and free of moisture.
Queanbeyan is in NSW, so NSW rules apply there. The NSW Government asks renters to leave the property in a similar condition to when they moved in, and says the landlord or agent must give you a reasonable opportunity to attend the final inspection (NSW Government: moving out of a rental home). See end of lease cleaning in Canberra and Queanbeyan.
Melbourne
Victoria’s rental minimum standards say all rooms must be free from mould and damp caused by or related to the building structure, and that rentals must have adequate ventilation in all habitable rooms, including the bathroom, shower, toilet and laundry (Consumer Affairs Victoria: minimum standards). They cover agreements that began on or after 29 March 2021, or that became month-to-month on or after that date. Our clean deals with the bathroom mould on the checklist; it can’t fix a leak or a building fault that keeps bringing it back. See end of lease cleaning in Melbourne.
Geelong
Geelong rentals follow the same Victorian law. Consumer Affairs Victoria says that when you move out you must leave the property reasonably clean and in the same condition as when you moved in, taking into account fair wear and tear. The rental provider or agent must complete the exit condition report within 10 days of the rental agreement ending, and you must be present or have been given a reasonable opportunity to be there (Consumer Affairs Victoria: moving out). Our Bond Back Guarantee: let us know within 72 hours of your clean. Terms apply. Our rental bond guide explains how refunds work in each state.

End of lease cleaning questions
Does end of lease cleaning include mould removal?
Yes. Mould removal is part of the bathroom checklist in every end of lease clean, but ceiling mould is not included. If mould keeps coming back, the cause may be damp or ventilation rather than cleaning: in Victoria, rental minimum standards require all rooms to be free from mould and damp caused by or related to the building structure (Consumer Affairs Victoria).
How much does end of lease cleaning cost?
From $249.40 for a 1-bedroom, 1-bathroom property. The price goes up with more bedrooms and bathrooms and with extras such as carpet steam cleaning, and it varies by location. Use the estimator above for a guide; the booking form shows the exact price for your address.
What does an end of lease clean include?
Every room on our checklist: floors, skirting boards, doors, light switches, split-system air conditioner filters and ceiling fans; the kitchen including the oven, range hood filters and cupboards inside and out; bathrooms including tiles, screens and mould removal (not ceiling mould); bedrooms, laundry and garage. See what’s included for the full list and the optional extras.
How long does lease end cleaning take?
A 1-bedroom, 1-bathroom property starts from about 3 cleaning hours. Every home is different: larger homes, heavy build-up and extras such as carpet steam cleaning take longer. The booking form shows the estimated time and price for your property.
What if my agent spots something after the clean?
Let us know within 72 hours of your clean and we’ll come back and re-clean those areas free. Terms apply.
Is professional carpet cleaning required for end of lease cleaning?
It depends on where the property is and on your lease. In the ACT, professional carpet cleaning can only be required if the lease says so and the carpets were professionally cleaned at the start. In Victoria it can only be required in limited cases, such as when the property was professionally cleaned immediately before you moved in, or to fix stains or odours beyond fair wear and tear. In New South Wales, including Queanbeyan, it can only be required if the landlord agreed to a pet being kept inside and the cleaning suits that pet. Check your lease and condition report; we can add carpet steam cleaning to your booking if you need it.
Do I need to provide cleaning supplies for end of lease cleaning?
Not at all. Our cleaners carry all the cleaning supplies and equipment. However, if you wish for certain cleaning agents to be used for cleaning (like, if the house is on the septic system), you need to provide this information beforehand.
How far in advance should I book an end of lease cleaning service?
It is recommended to book an end of lease cleaning service at least two weeks in advance to ensure that you get a reliable and experienced cleaning company and to allow time for any necessary preparations. However, we can provide EOL cleaning service on an urgent notice as well, even on Sundays and Public Holidays.
Should I clean the property before the cleaners arrive?
No, but clear out your belongings and any rubbish first, so the cleaners can reach every area. Power and water must be connected on the day.
Do I need to be home during the clean?
No. Many customers leave the keys with us or arrange access with their agent. If you’d like to, you can be there at the start and end of the clean.
Is key pickup service included in the end of lease cleaning service?
Key pickup service is not included in the end of lease cleaning service. It is an additional service that we offer for an extra fee. However, if the location of the property is nearby the location for Key pickup, we may do it for free.
