Burwood has more than houses. According to the ABS 2021 Census, Burwood (Vic.) had 5,462 occupied private dwellings: 3,163 separate houses, 1,451 semi-detached, row or terrace houses and townhouses (729 of them with two or more storeys) and 842 flats or apartments. Of those flats, 510 were in blocks of three storeys or more and 554 were rented. Across all homes, 2,031 (37.2%) were rented.

• Lift and common areas: ask your building or strata manager whether the lift needs booking or protective covers on your moving day, and leave the clean until the furniture has gone.
• Parking: check where contractors may park; visitor bays and loading areas are often covered by the building’s own rules.

Consumer Affairs Victoria explains that an owners corporation can make rules about moving furniture and other objects through common property and about parking. Your building’s rules apply on moving day, so ask the manager for a copy if you don’t have one.

Two-storey townhouses: plan for the extra level

A townhouse over two levels usually means a staircase, balustrades and skirting boards on both floors, and often a second bathroom. Tell us the number of bedrooms and bathrooms when you book, because the booking form uses them to show the time and price for your home.

Victorian renters ask for permission to keep a pet with a pet request form, one form per pet. Consumer Affairs Victoria says the rental provider has 14 days to decide, cannot ask for an extra bond as a “pet bond”, and that in an apartment the owners corporation may have its own rules about pets in common areas.

Where pet hair and smells hide

• Skirting boards, door bottoms and the tracks of window frames, which are all on the standard checklist.
• Split-system air conditioner filters, which we clean as part of every end of lease clean (ducted systems aren’t included).
• Carpets: pet hair and odour sit deep in the pile, so add carpet steam cleaning to the same booking if your lease or condition report calls for it.
• The laundry, where litter trays and pet bowls usually live: benches, sink, taps and floor are all included.
