Once you’ve told the rental provider you’re leaving (a notice of intention to vacate), or they’ve given you a notice to vacate, they or their agent can enter to show the property to people who might rent it. Consumer Affairs Victoria’s when a rental provider can enter a property page sets out the rules:
- Notice: at least 48 hours, in writing, stating the reason for entry.
- Times: only between 8 am and 6 pm on any day except a public holiday. Entry outside these times is only possible if you agree, and that agreement must be made no more than 7 days before the entry.
- Open inspections: they can show one group at a time or hold an open inspection, which must happen no more than 21 days before the end of the rental agreement (the end date in the notice).
- How often: no more than twice a week, and for no longer than one hour each time, unless you agree to different arrangements.
If someone living there is a ‘protected person’ under family violence or personal safety law, they may require that the property is only shown to prospective renters by appointment, rather than through open inspections. This is general information, not legal advice.

Before your final inspection
In Victoria, renters must leave the property reasonably clean, with fair wear and tear excepted, and the condition report from the start of the agreement is the reference. Since 29 March 2021 a rental provider can only require professional cleaning at the end of the tenancy if the property was professionally cleaned immediately before you moved in and you were told, or if it is needed to return the property to its condition at the start, allowing for fair wear and tear.
